Applicant seeks two findings and a special permit relative to proposed structure expansion on a nonconforming lot.  Property is located at 23 Condor Rd. and is situated in the Single Residence Zone within the Groundwater Protection District.

The Board at the previous meeting voted in favor of the applicant’s plans with the condition that the applicant provided an up-dated plot plan showing the setbacks of the new addition and the existing structures.

 

The Applicants representative stated that when the survey was done it shows that the house was not 21ft. from the property line but, 17.3ft. from the property line.  The way the addition plans were drawn they are not increasing the nonconformity.  Because of the survey, they found another nonconforming existing condition.

 

The Board reviewed the previous plans and the new plot plan dated 10/7/05.  Because of the findings on the new plot plans the original decision must be amended and a new vote must be taken.

 

Vote in Favor on Amended decision.

The following amendments to the decision are in the Findings: Stating the Zoning Board of Appeals hereby finds that the proposed addition does not increase the existing nonconformity relative to sideline setback requirements. and to Exhibits: regarding the setbacks to the property line.

Applicant seeks two findings and a special permit relative to proposed expansion to a structure on a nonconforming lot.  Property is located at 11 Hillside Avenue and is situated in the General Residence Zone within the Groundwater Protection District.

Conservation Commission letter dated 10/25/05 read.  Stating no objections.

Board of Health letter dated 10/25/05 read. Stated upgraded septic system was installed.  New permit #8347 was issued.

 

Ann Bingham, Chairman of the Board of Health letter dated 8/10/05 read.  Stating the following variances where granted: Title 5 (310 CMR 15.217) and Title 5 (310 CMR 15.221(7).  The Board also, recommended water conservation devices be installed, including low-flow toilets, facets and showerheads.

 

The Applicants representative Thomas Albert described the plans to remove the old garage.  The new addition will included a new two car garage, enlarging the kitchen and family room and office.  A new full bathroom with laundry will be added with the door in the hallway.  Two new decks will be added one on the side and the other off the kitchen by sliders.  The decks will not exceed 20ft from the proposed addition.

 

The existing living space is 2170 sq. ft. and the proposed living space is 859 sq. ft..
